If you are planning to refinance a loan that you currently have, you are going to need a Title Escrow Company. Title Companies provide the same coverage, but differ in title insurance cost. You have to use the Loan Amount given to you on the good faith estimate (new GFE). The calculator is estimating the fees that you are going to see at closing on HUD 1 settlement statement, also known as HUD 1A, or HUD1. One of the charges that you will see is CPL (closing protection letter) or CSL (closing service letter). This is a lender required fee for a document that protects the lender to be in a first lien position.

Certificate of Occupancy (CO, U&O, Use and Occupancy cert) is required by the township or City where the property is located. Usually, the realtors obtain this document on behalf of the seller. The buyer should review this certificate to see if there are any violations or zoning issues.
